For the first 7 1/2 yrs. of my career I closed every deal I ever pended. I don't even know anyone else that can say that. I have successfully closed more short sales then anyone, I personally know. I would highly recommend for anyone considering buying to do so NOW! Start w/getting pre approved since most ALL offers require a pre approval ltr. to be submitted at time of offer. I suggest a lender that does Rural Housing (100% financing), 203K rehab loans and their own underwriting! Also you can NEVER check your credit too early in the game, even if you haven't begun. Most lenders require a 620 or higher score for their FHA loans which are 3.5% down. And do not discourage, some credit issues can be cleared up or improved w/in a few short months. And certain strategies may be the answer to raising your score as well! I have referral resources for that if needed. From personal experience I have been amazed at what can be deleted from your credit!!! Experts predict a lot of shadow inventory is about to hit the market so it could never be a better time to buy! And if you need to sell...do it before the 1.7 million in predicted shadow inventory hits!!! If you can't modify your loan and are in foreclosure waters then call me today so we can look into a short sale. Some sellers can walk away w/up to $3K!!! for moving expenses at the closing table for participating in the short sale. I have gotten lenders to agree to canceling and/or delaying the sheriff's sale so the homeowner can short sale (ss). In many situations this gives you more time in the home while it is on the market or while the offer is processing and the buyers loan is closing. Call today 317 602 4510.
