OUR SERVICES We are a Building Design & Drafting company, operating from Townsville QLD and provide our service all over Australia. Being a small practice, we are able to provide professional architectural services, personal and attentive levels to out customers. We are keen to work with range of clients from private land or home owners, builders, developers and public & private institutions. Design Services Our design and drafting services are included but not limited to; Residential: New Homes, Renovations & Additions, Townhouse/Unit Development Medical facilities Shops Offices Factories Public recreational and infrastructure facilities We provide the Owner a full custom building design service that suits your property, lifestyle and budget and we assist you with your concept and bring your vision to reality. 3D Images DW Designs & Creations provide you the 3D perspective images of any proposal you wish to develop. These images are invaluable when assisting the owner with a visual understanding of the look of their development, how it will sit on the site and the environment. These images can also be used in advertising, should the property owner wish to sell their land with plans. Building Specification We are highly skilled for preparation of building specifications for any building in any magnitude. We have comprehensive knowledge in Building Codes and Australian Standards. Detail Building Specifications are provided for tender for construction contractors (builders) also the trade specifications are provided to select sub-contractors as suitable to developer/builder requirement. Other Services Other than the architectural service, we have a team to provide you all other services related to building design that including civil & structural designs, mechanical & electrical engineering services and building estimation. THE DESIGN PROCESS This information is for the benefit of prospective clients interested in contracting professional architectural services offered by DW Designs & Creations. This list of architectural services is for a typical architectural design project and all these stages may not applicable for some projects especially the residential developments. STEP ONE: Schematic Design Goals, needs and requirements are discussed in this phase of the process. To start with, the site visits, reviews the existing conditions and takes as-built measurements, if necessary. For building additions, a set of as-built drawings are created so the Owner and the designer are able to visualize how the addition will fit with the existing structure. We gathers information from state and city agencies regarding specific land use and building code requirements as well as pre-submittal and pre-permit procedures. We will also create a work plan for the design process to outline what will be done and by when. This phase also begins the creative process of thoughtfully defining the owner’s objectives, which are translated into a building program. This evaluation identifies the size and area of the design, site options including location of improvements needed to render the design accessible and operable, and the specific design objectives for the project. Once this initial evaluation is completed and the building program set, it is then able to begin producing schematic drawings intended to translate the design objectives into spatial and building concepts. An agreed upon number of different plan concepts will be produced during this phase to investigate many different 2 and 3-dimensional relationships and adjacencies within the building design. At the end of this process, a single design concept is chosen. STEP TWO: Design Development Once one of the design options produced in the Schematic Design phase is chosen and signed off on by the Owner, a more detailed study of that option is produced. Building plans, sections and elevations, along with interior elevations are drawn in increasing detail, to evaluate the pragmatic and artistic qualities of the concept. Material choices are discussed and evaluated, sizes of fixtures and equipment and building components are looked at to figure out how everything best fits together. Input from consultants, vendors and suppliers is addressed and coordinated with the design drawings in this phase. The Owner continues to make decisions at a more specific level of detail. STEP THREE: Construction Documents Once the Owner is satisfied with completed preliminary design phases, we proceed with the production of construction documents. Construction documents are produced electronically using the AutoCAD or Revit drawing program. During this phase, drawings are given to various vendors, suppliers, consultants and trades to get their input on the specific components and details of the design. Once all revisions are completed and approved by the Owner, a set of construction documents is issued to secure final bids, obtain a building permit and other approvals from the local governmental authority, and provide the basis upon which a contract for construction with a contractor can be established. When appropriate, drawings are given to an Owner’s pre-selected General Contractor, at the end of the Design Development phase/beginning of the Construction Document phase for construction cost evaluation. This procedure gives the Owner an opportunity to address any budgetary concerns before final construction drawings are produced. STEP FOUR: Bid Negotiation Phase For those projects which do not have an Owner’s pre-selected contractor, the construction documents including the building specification will be sent out to a selected number of contractors to solicit bids for the projects. The DW Designs & Creations will be responsible for answering any questions by the contractors and issue any clarifications necessary to obtain bids. We will also assist the Owner in evaluating the bids and securing a contract with the chosen contractor. STEP FIVE: Construction Administration The documents for the project have been completed, contracts awarded and construction begins. To achieve a final result which is consistent with the aesthetic intent shaped by the collaborative work done by the Owner and DW Designs & Creations in the early design phases, we are retained to answer questions, deal with clarifications and administer revisions if necessary. We will also review contractor invoices, overall costs and scheduling.
