My name is Orkhan Raguimov and I am the man behind GTARealEstateBlog.com and all of its content. For over 10 years (and to this date on less frequent basis) I’ve specialized in day trading and ongoing analysis of financial markets as a whole. Real Estate is an enormous part of the financial sector as it dictates the shape of our economy. It is estimated that every house that is built creates 4 direct or indirect full time jobs for 1 year (something to think about!). This creates a rippler effect for the economy as a whole, meaning that rapid changes in housing industry directly impact many people’s jobs and well being in positive or negative ways. Through my 10+ years of up & down markets I’ve learned that without discipline I would be nowhere. When it comes to financial markets, discipline is everything! The reality is, purchasing a property for majority of people will be their largest financial investment that they will ever make. I believe the current housing market is not what it was a decade ago where you could buy any property in any area of Toronto, York Region, Mississauga etc. without much consideration for future returns and see a solid gain shortly after. There is no doubt that it is important to find a property that you will fall in love with but it is even more important to find the one that will be a sound financial investment. Anyone can suggest a property to be bought based on how nice the house looks or whether it has hardwood floors or not, but careful due diligence and market analysis of each area and price point of each property are crucial since in my view the next decade will see a different path compared to the last one. That being said Toronto is a center, with nearly 100,000 people immigrating to every year, and no crash like the one south of the border is in the books (I cover a lot of my analysis in my blog, as well as in insider reports to those who subscribe to my ongoing newsletter, so browse around ) When it comes to selling, it is important for you to know that the house will always sell for the market price (what it is worth)! However, time of year is important. Traditionally late winter/spring is usually the best time to sell, and you never want to overprice the property, because it will sit and rot on MLS followed by price reductions, and will eventually sell for less than what you would get within 1 week if competitively priced. (This excludes $ 1 million + properties) That being said there are strategies that have proven to work in helping you sell not only fast but for top dollar and I combine them all. I work with a network of people who help me with anything from staging (crucial!) to advertising. In most cases I cover entry level staging costs for all my clients.
