With the knowledge that you gain through individual research and the help of your REALTOR®, you will soon begin to feel like a seasoned house hunter. Tip # 1: Do Your Homework Did you know that there are a number of incentives available to first-time home buyers? A VA Loan (if eligible) requires no down payment, and an FHA loan, for instance, is especially appealing to first-time home buyers. The best way to find out what's available, in terms of down payment requirements and interest rates, is to do your homework by comparing offerings from various lenders. Tip # 2: Save Money Although many loans are geared toward offering lower down payments to first-time home buyers, it's important to save as much money as possible so that you will have enough to provide an earnest money deposit (if applicable), pay for closing costs and still have the funds to furnish and decorate your new home. Tip # 5: Have Patience Perhaps you will find the perfect house this week, or maybe it will take a little longer. What is right for one person may not be right for another, which is why it's important to know which is the best option for your individual situation. Why People Rent There are a number of reasons why someone may either choose or be forced to rent, including sporadic or unpredictable income, a high debt-to-income ratio, a bankruptcy or foreclosure within the last six months, unpaid collection accounts or judgments, frequent relocating for employment or the inability to save enough money for a required down payment on the purchase of a home. Maintenance Matters As a homeowner, you will be responsible for any maintenance or repair issues that arise. This is a big consideration when choosing whether to rent or buy. When you rent, the property owner is responsible for repairs and it may not always be obvious that these issues can be very costly. How To Know When It's Time To Buy If you have steady income with a good employment history, can provide a down payment of at least 5-10 percent of the purchase price and are current with all debts, it may be time to consider buying a home instead of renting. In some cases, the cost of rent may even exceed that of a typical mortgage payment. When deciding to buy, job stability is a big factor. Tips For The Perfect Turkey Whether it is Thanksgiving or Christmas, a small family gathering or a huge party, cooking the perfect turkey for the holidays is every chef's goal. Here are a few foolproof tips to cooking the perfect turkey! Get The Right Equipment The first step to the perfect bird is having all the right tools. You will need: Heavy duty roasting pan Rack to keep turkey from resting on the bottom of the pan Foil to cover turkey Basting brush to brush turkey with melted butter Baster for basting with pan juices Fine sieve for straining the pan juices for gravy Wire whisk for making lump-free gravy Good quality carving set Meat thermometer Follow These Simple Instructions: A small, fresh turkey that weighs less than 14 pounds will usually be a more delicious bird. Large turkeys take longer to cook, which makes the outer meat overcook more easily. If you're feeding a large group, buy two small turkeys rather than one big one. Brine the turkey. Salt draws out the blood, which cleanses the bird and breaks down the meat. This step is especially important if you purchase a frozen turkey, as it greatly improves the flavor. Cook the stuffing in the oven, not inside the turkey. A stuffed bird takes longer to cook and dries out the meat. When carving the turkey, remove the wings and legs first. Remove each breast half from the bone in one piece, and thinly slice each half crosswise. Cut each leg at the joint, and then carve the meat from the thigh and drumstick. Buying A Home With Bad Credit When it comes to buying a home, having bad credit is not the end of the world. Your future doesn't have to be defined by your past. Whether you have suffered from a bankruptcy, foreclosure or some type of financial hardship that resulted in late or missed payments, there are lenders who specialize in financing for those with less-than-perfect credit. You will likely have to produce a larger down payment and/or pay higher interest rates than someone who has good credit, but the important thing to know is that buying a home is an option for you. Bankruptcy & Foreclosure If either a bankruptcy or foreclosure is on your credit report, it could take some time before you can qualify for a good interest rate on a mortgage. FHA loans, which are especially desirable for those with past credit problems and first-time home buyers, are backed by the government and offer a low down payment and interest rate option for those who qualify. Although the notation remains for up to 10 years, individuals with a bankruptcy or foreclosure on their credit report may qualify for an FHA loan after two years. Some mortgage lenders may approve a loan sooner, but the interest rates will be higher and the required down payment may be as much as 35 percent of the purchase price of the home. Cleaning Up Your Credit Even if you have bad credit, it's important to check your credit report from each of the three major credit reporting agencies - TransUnion, Equifax and Experian - before applying for a loan. If anything is inaccurate, file a dispute with the reporting agency and request a correction. You can request a free copy of your credit report every 12 months. In addition to correcting any inaccuracies on your credit report, it's important that you know what can help or hurt your chances of obtaining a loan. You can start improving your credit by avoiding the temptation to apply for new credit right before submitting a mortgage application. Multiple inquiries will cause your FICO score to drop, and lenders will rely on this information when deciding whether or not to issue your loan and how to calculate your interest rates. With past credit problems, most lenders will want to see that you have rebuilt your credit history with 1-3 major credit cards and timely payments over a two-year period. Money Matters When it comes to obtaining a home loan, a healthy bottom line will help the lender to see you as being creditworthy. Since you'll want to keep warm in the coming months, I'm including a list of tips for you this month that will help you to save money on your energy bill, while still staying warm! FIVE WAYS TO SAVE ENERGY IN THE COLDER MONTHS Set the timer: Program your thermostat to reach lower temperatures while you're sleeping or out of the house. This simple action can save you a lot of money-and will ensure that your house stays at a comfortable temperature at all times. Open and shut: During daytime hours, keep your blinds, draperies and other window coverings open. This will enable your home to absorb the warm afternoon sunshine and will effectively add heat to the entire house. Close all window coverings at night to keep the heat in! Installation time: If you have a window or two that feels drafty no matter what you do, consider installing tight, insulating shades to those particular windows. You'll be surprised what a little bit of extra insulation can accomplish! Light a fire: A fireplace is an easy solution to add extra heat to your home without adding to your energy bill. Halloween Safety Tips On October 31 of every year, children around the nation enjoy carving pumpkins, dressing up in their favorite costumes and going out trick-or-treating for candy and treats. Although the traditions of Halloween have been longstanding, it is important that both parents and children approach the occasion with a combination of diligence, forethought and safety in mind. 1.)Costume Selection When children choose a Halloween costume, they think more about the style and character than the actual safety aspect. It's important that any mask be designed in such a way that does not obstruct the child's view while being worn. In addition, a costume should be comfortable and not restrict movement or increase the risk of the child stumbling or falling. Therefore, the costume's length must also be considered. Bright colors also are recommended so they can be easily seen. 2.)Chaperone Requirements In a perfect world, it would be safe for children to go out and enjoy Halloween by trick-or-treating in the nearby area or neighborhood. However, this is not a perfect world and it's important that an adult accompany children who are outdoors and/or trick-or-treating. Ideally, there should be one adult for every 2-3 children. This is especially important in large groups, where it may take more than one adult to supervise multiple children at once. 3.)Must-Have Accessories Because trick-or-treating typically occurs in the evening hours, it's important to have a working flashlight on hand. Add fresh batteries to ensure it will last through the night. Adults should carry their cell phone in case of car trouble or to reach emergency contacts, if needed. 4.)Rules Of The Road When trick-or-treating, always remain in well-lit areas. This includes areas with working street lights and homes that have a porch light turned on, which is a sign that the homeowner(s) welcomes trick-or-treaters.
