Big FHA changes are coming regarding the underwriting guidelines! These will be out in the new guidebook effective 15 June. Biggest change? Student Loans -- Right now, we don't have to count them against the borrower's debt to income ratio if they are deferred for at least 1 year after closing. Starting in June, you do! Regardless of how long they are deferred, you will have to count them against prospective borrowers. Stay tuned for more changes this week....
