Some helpful links if you are looking to purchase a home: 1. http://portal.hud.gov/hudportal/HUD -The HUD website has a wealth of information about loans, programs, government owned homes including $100 down payment homes 2. http://www.rurdev.usda.gov/HAD-Guaranteed_Housing_Loans.html -USDA website for their No down payment loan program. It requires the home to be in a rural area and has some income restrictions, but it can be a great program for some individuals. 3. http://www.zillow.com/ -A good website to look at homes (a lot of houses have pictures even if they are not on the market). I would be weary of the home value/estimated payment information. More often than not it is wrong and misleading. 4. http://www.benefits.va.gov/homeloans/ -For veterans, this is a one stop shop for everything you need to know about the VA loan. 5. http://www.homefinder.com/map-search/#!/latitude-39.76691/longitude--86.14996/radius-5/open-house/sort-by-distance-asc/address-text-Indianapolis-IN/ -This is another site similar to Zillow. The cool thing about this site is that it lists the current open house's on an area map. 6. http://mjwfinancial.com/ -My company website. Just locked a client on a 30 year conventional mortgage. They were shopping around and the next best offer was the same rate with $1,900 in origination fees. We gave them a $1,000+ credit. Just my synopsis of the mortgage industry; If you want to go to a bank to get your mortgage, I can understand the temptation. You may know a few folks in there and they might even send you a card on your birthday. What you are going to receive is the same standard mortgage experience that Uncle Jimmy got when he purchased his first home after years of hard work at Shoney's. You will get the same impersonalized attention, uncompetitive rates, and a myriad fee's that even Scrooge McDuck would have a hard time justifying. Maybe you're considering going online to Lending Tree. It sure is a hip idea. I believe their slogan is; "when banks compete, you save". What their slogan should be is "when we let 5 gazillion banks know you are in the market for a loan, say goodbye to your phone number". I could bash them for a while but then I would deprive you the joy of reading some of these reviews (http://www.consumeraffairs.com/finance/lending_tree.html). Now is the time we all knew was coming; When I claim that my way of obtaining a mortgage is the best thing since sliced bread. Well, it is, and here are some reasons why. First, we have options. There are multiple lenders we deal with on a daily basis. Their low rates become your low rates. Next, we are referral based. Almost all of our business comes from word of mouth. There is a reason we are continually winning Angie's List service awards. Finally, but not really finally, we have other great attributes but no one wants to hear someone patting themselves on the back, we are local.
