Heres an example of how I recently helped a new client: Initial contact from the client told me that they were looking or a loan of $350,000 to buy a new home. They originally went to their bank who gave them their borrowing power of $335,000. After sitting down with them and working out their power with multiple lenders (which took 30 mins) I found 3 other lenders for them that would lend up to $450,000. This is a $115,000 more than their current bank! Client is now pre-approved for $450,000 and currently shopping for their new family home. 3 Things You Didn't Know About Finance Approvals: 1. Lenders will 'score' your loan application before they read it. If you fail the score system your application may be declined. You should know which lenders use scoring and those that dont to improve your chances of approval 2. You can have more 'good debt' than 'bad debt' so minimise and payoff all personal loans and credit cards which diminish your borrowing power. 3. By using a mortgage broker you never need to visit a bank branch or explain yourself to 5 different people to get an answer! Bonus: As a qualified broker I deal and communicate with up to 30 different lenders all the time. Based on your lending requirements I can pinpoint the exact lender which will lend to you whilst also negotiating better discounts (for the right clients) above the standard rate and do all the paperwork.
