DEALING WITH LATE RENT Late rents occur with greater frequency during tenuous economic times. The professionals at Full Service Property Management Company in San Antonio take every conceivable measure to place fully qualified tenants in our rental properties. Our thorough screening and background checks are geared toward selecting only those applicants with excellent rental, employment, and credit histories. The reality, however, is that much of today’s population lives paycheck to paycheck. Even for pre-qualified renters, it doesn't take much in the way of an unexpected event to derail a monthly budget. As San Antonio property managers, our job is to know how to handle the occasional late payment as it occurs. In deciding whether to work with a tenant or proceed aggressively, these are the factors we normally consider: Tenant history - A lot depends on how long the individual has been a tenant. If a tenant of long standing hits a rough patch, it’s worth trying to work it out. If a new tenant is already exhibiting bad practices, it’s important to be aggressive in demonstrating zero tolerance. Underlying cause - It’s hard to proceed without knowing why a payment is late. A temporary glitch is one thing; an ongoing situation that means continued late payments is another. In the latter case, it’s better to arrange a friendly move-out. Tenant responsiveness - If a tenant is avoiding contact and refusing to return calls, there’s no point in wasting further time. Proceed with eviction. If a tenant is working with you, but doesn't follow through on his promises, again, there’s no point in proceeding further.
