Savant is a real estate investment firm that offers specialized investments and real estate related services to accredited* investors who desire direct real estate investments. Savant offers multiple ways for accredited investors to participate in our offerings, including single property syndications and pooled asset funds (see our webpage about our funds*). Our primary objective is to generate above average returns for our investors through quality real estate investment strategies which may not be available to the average investor except through firms such as ourselves. We believe in a cyclical based investment approach which takes relative value into consideration. In simple terms, we believe in investing in assets which we feel have inherent value today and will likely appreciate in the future. We also believe that the real estate market cycle is in a favorable place to build a quality portfolio of properties, leaving plenty of potential for positive cash-flow returns and future appreciation. We strongly believe in the investment value of a variety of property types including: - Commercial Office Projects - Commercial Retail Shopping Centers - Industrial Properties - Development Land - Multi-Family Apartments - Single Family Homes Our investors can vary from individuals, trusts, corporations, institutional investors such as pensions or endowments, family-office investors, and other qualified investors and entities. Our investors can participate in one of the following structures: Syndication: Syndication is a term used to describe a group of investors pooling funds into a single entity in order to make an investment in real estate. This type of investment is a single property program with goals and objectives that vary widely depending on the intended investment strategy on that particular property. Each syndication will have its own unique investment approach which all of the investors must agree to. This “single property” strategy is more common amongst investors who have the investing acumen to “pick and choose” individual investments. Pooled Asset Funds: The term “fund” is often used to describe mutual funds or hedge funds, which is a single entity funded by multiple investors for the purpose of carrying on a certain investment strategy. In this capacity, investors are not active participants in the investments, but rather entrust the management of the investments to the designated fund manager who carries out the intended investment strategy for a given period of time. This type of fund offers a higher likelihood of diversification among multiple properties and the investors serve a passive role, allowing the manager of the fund to perform the necessary day to day duties relating to the investments. Single Investor Funds: Single investor funds are typically formed for large, often institutional sized single investors who desire unique terms and structure of their investments, and do not want to be pooled together with other investors as in a multi-investor fund. These single investor funds are custom tailored with unique strategies that are created to facilitate the needs and desires of a fund investor. Single investor funds could also be looked at as a sort of partnership between the fund manager who will execute the investment strategy, and the investor who will fund the investments for that strategy. *Due to strict rules and regulations governing the securities industry, our investors must meet certain minimum criteria set forth by the SEC which define an “accredited investor”. Accredited investors can be defined as investors who are financially sophisticated and have a reduced need for the protection provided by certain government filings. Accredited investors include individual investors and other entities. In order for an individual to qualify as an accredited investor, he or she must accomplish at least one of the following: 1) Earn an individual income of more than $200,000 per year, or a joint income of $300,000, in each of the last two years and expect to reasonably maintain the same level of income. 2) Have a net worth exceeding $1 million, either individually or jointly with his or her spouse. 3) Be a general partner, executive officer, director or a related combination thereof for the issuer of a security being offered. 4) An employee benefit plan or a trust can also be qualified as an accredited investor so long as its total assets are in excess of $5 million.
